st. josephs priory

This project was a new Priory building for the Dominican Sisters of San Jose which consisted of a 35,752 sf building with 38 new living units and new community gathering space and wellness center for the Sisters.  The new building was a replacement for an existing dated building on the site and was designed to achieve a LEED Gold certification.

villa siena

This project consisted of a new construction, 65,000sf, 68 unit assisted living facility and a completely rebuilt/remodeled 14,000sf skilled nursing facility.  In addition, the existing historic nurses convent was relocated on site to accommodate the new facility.

It was a priority to not displace any of the existing resident so the entire campus was rebuilt in 5 phases with all existing residents remaining on site.

The project consisted of a addition of a new 34,616 sf facility with 34 Assisted Living units to an existing CCRC facility with a Skilled Nursing and Alzheimer's Center to remain.  The new facility contained a new dining, activity and multi-purpose rooms and associated administrative spaces.  The project also included a new Alzheimer's Garden and connection to the existing facility.

liberty towers

The project consists of a unit modernization, structural retrofit and accessibility upgrades to an existing 11 story post tensioned concrete building.  The facility is an low income elderly HUD funded project.  Structural improvement include a mix of concrete brace walls, steel yielding and shear transfer plates, and FRP (fiber reinforced polymer) flexural and shear slip reinforcement.  The project is phased to allow occupancy during construction 

wesley manor

The project consists of a unit modernization, structural retrofit and accessibility upgrades to an existing 12 story precast panel concrete building.
This work includes accessibility upgrades to all the public portions of the building as well as upgrading 5% of the units to full public accessibility standards.  The remainder of the units were upgraded to adaptable, multifamily accessibility standards as an owner desired item.  
The project also included structural retrofits to the first through 4th floors with a combination of shotcrete and FRP (fibreglass and resin) reinforcing.
Construction during both permits maintained 90% occupancy throughout construction.
